Oak By Design were contacted in March by Arlington Property. They were in the process of building a new residential development, and extending an existing property in Great Broughton, in the north of Yorkshire and Humberside, near Stokesley.
Dean Cook had been passed Oak By Design’s information from a friend who had seen them on Pinterest
Part of one of the properties on the new development required a 2 storey, oak glazed frame to form a rather impressive gable end.
Dean initially spoke to Richard Penny regarding their exciting upcoming project. Dean, and his colleague Mike, asked if they could visit the showroom and factory to see for themselves what Oak By Design had to offer.
They were also wanting to provide an element of Wow Factor within the kitchen of the property and they wanted oak trusses and oak purlins to provide this.
After visiting the workshop, and seeing oak products in production, and then seeing the oak products on display in the showroom, they returned home.
They asked Richard to provide them with a guide price for the 2 storey oak atrium and oak trusses with a section of 240mm x 120mm. They had found the workshop and showroom “Very Impressive!”.
Richard provided this in April, but the build was being offered out to tender to contractors in the May, with Oak By Design specified as preferred suppliers.
After all the contractors had submitted their tenders, they then whittled down their preferred choice to 5, and then 2 and then finally 1!
Stephen Walker Brickwork Ltd was the company they chose.
A further visit was made to the showroom in the January, the following year to discuss the oak trusses, and decide on the preferred size, and the number of trusses. They were deciding between having one central truss made from 240mm x 120mm timbers, or 2 smaller profile trusses staggered along the length of the kitchen from 190mm x 90mm timbers.
They decided on 190mm x 90mm timbers over the 4.5metre span for the 2 trusses. The pitch was 40°. These would create great impact when walking into the kitchen.
The oak purlins would be supported by an oak purlin cleat, which would sit on top of the Oak truss.
Stop chamfers to the edges of the trusses provided a neat, thoughtful finish
The external framework was finished with the Osmo Polyx UV oil in 429 Natural. The internal oak was finished with the equivalent 3044
Everything went into production, and delivery was made in February.
Whilst planning the oak atrium, there were a number of options offered for the area between the 2 floors. This is usually the thickness of the finished floor levels within the property. Finishing the space with black glass was discussed, but it was felt this was too modern for the home which they wanted to retain a traditional feel. Vertical oak tongue and grooved boards were decided on and they have added a characterful addition to the atrium.
Once the installation was complete, and everything finished, photos were sent.
Whilst the company was working on another property, Richard was approached by the company to make a solid oak kitchen island worktop. This had the added challenge of having to scribe into the profile, and fit around a vertical RSJ cover. The solution was to make use of Oak By Design’s CNC machine by creating a specific programme which produced a worktop which fitted perfectly. They wanted a thick, chunky look for the worktop as this would be the only oak in the room, and it needed to add warmth.
The house name was to be The Workshop, and this was engraved along the edge of the 70mm thick island worktop. This together with a photo of the island prior to the worktop being installed, can be seen below. This too was finished with Osmo Oil – 1 coat of the 3044 and a top coat of 3032.

“My client was looking for ways in which to make his conversion (of an early seventies house into a period family farmhouse) “stand out from the crowd”, whilst maintaining a commercial eye on his expenditure, as the house was being converted for resale profit.
Making the choice to meet with Richard, and explore possibilities for incorporating some real solid oak features into his plans proved to be the making of the project.
By taking lots of advice from Richard, on both the size and structure of the components, we were able to incorporate three key features. The beautiful and bold roof trusses and purlins for the open plan kitchen are simply a joy to behold.
The stunning full height gable window which is directly glazed into the large framework can be appreciated from both the kerbside and of course from within the cosy snug on the ground floor. Or, the amazing first floor main bedroom where we incorporated some additional exposed roof beams just purely for effect.
All in all, it is fair to say that these significant choices certainly created the Wow Factor my client was looking for. Having managed to pre sell the property, well before completion it in itself demonstrates the benefits of keeping these sorts of real oak features as part of a modern build.
I have no hesitation whatsoever in saying that if anyone is looking to get advice and is serious about investing in quality oak products, they should have no need to look further than Oak by Design.
