Local home builders required oak porch from local craftsmen

The addition of an oak porch on this new build in Alne, certainly gives the home ‘kerb appeal’. For the directors of a local building company, they knew that an oak porch would set the tone for their latest new build property when it went on the market.

Alongside local architects, Vincent and Brown the builders had designed an individual Executive Detached property, at over 2,400 sq. ft in a highly desirable village in North Yorkshire.

The builders like to use small, local, independent companies building up good relationships and a good reputation locally.

In June 2019 their director spoke to Joanne at Oak by Design about having one of their ‘fabulous oak porches’. After discussing her options for the porch, she then visited the Tockwith showroom to see the porch on display there.

Design and planning of the oak porch

Very happy with the products she saw there, Joanne then provided a quotation. They wanted Oak by Design to install the porch once the major building work was complete. Richard visited the site shortly afterwards.

Stuart Horton, of Buildtech, one of the main contractors, discussed the external area and porch position prior to the porch being installed. Richard took the relevant measurements to enable him to produce a detailed drawing.

The builders also chose to have the underside of the porch roof finished in oak boards. This creates a streamlined finished look. A fabulous statement-piece light fitting having being planned to complete the look.

They also opted for the major timbers to have a stop chamfer edge; again, giving a finished, considered look.

On completion of the external works, the Oak by Design installation team took the porch to site and installed the porch and under boards. The builders used their own roofers to finish the porch roof with matching pan tiles used on the house and detached garage.

Creating a fabulous warm welcome for new build

By using local contractors, suppliers and craftsmen, a beautiful home has been created in this picturesque village in North Yorkshire.

There was a lot of interest in the property when it went on the market with independent York based estate agents Lancaster Samms.

Characteristics of Green Oak and Air-Dried Oak

Green oak and air-dried oak are two distinct types of timber commonly used in the construction industry. Understanding their characteristics is essential for any building expert.

Green oak, obtained from freshly felled trees, typically contains a high moisture content ranging from 60% to 80%. As the oak undergoes seasoning, a natural drying process, its moisture content gradually decreases. Seasoning can occur through air drying or kiln drying methods. However, in this discussion, we will focus on air-dried oak.

Air-dried oak is cut to size and left outside to dry naturally over time. During this period, proper air circulation between the timbers aids in reducing the moisture content. On average, air-dried oak dries at a rate of approximately 25mm per year. The duration of seasoning for air-dried oak depends on its thickness and can range from three to ten years.
